Plans lodged to transform former Dennistoun cigarette factory into 130 flats

Part of a listed former cigarette factory in Dennistoun could be converted into almost 130 flats under a new plan.

Turnberry Property Developments have asked Glasgow City Council for permission to change the use of offices in the City Park building.

Once used by WH & HO Wills Imperial Tobacco Company, the B-listed property on Alexandra Parade was redeveloped in the early 2000s.

The section of the office complex set for conversion to residential use is currently “only partially occupied”, according to the plans.

Turnberry’s plan would see 129 apartments created to accommodate around 212 residents.

It adds: “The vision for the partial residential conversion of City Park is to sensitively repurpose the under‑utilised building into a high‑quality, sustainable urban neighbourhood that contributes positively to Alexandra Parade and the wider area.

“The proposal aims to deliver well‑designed homes within an established urban footprint, bringing new life to the building, supporting local services, and enhancing the vibrancy and long‑term resilience of this key city corridor.”

There would be a mix of one, two and three bedroom apartments as well as co-working spaces, a gym and laundry facilities. A courtyard, 97 car parking spaces and 162 bike spaces are proposed.

Plans describe the old tobacco factory, which was completed in 1953, as “one of Glasgow’s last major Art Deco industrial buildings”.

“For several decades it played a significant role in the local economy, with production continuing until the early 1990s,” they add.

“Following the decline of tobacco manufacturing, operations ceased and the building remained largely vacant throughout much of that decade.”

The application states the developers would “make a significant investment in repurposing this iconic Category B listed building, delivering a high-quality, sustainable residential development”.

“The proposed development represents a valuable opportunity to bring underutilised floorspace back into productive use, safeguard the future of a listed building, and deliver much-needed homes in a sustainable location.”

The developers intend to use MCR Homes to manage the properties.
