A major new plan could see over 550 homes built on empty land in Drumchapel.
Glasgow City Council has received an application from Keepmoat Homes to develop a huge site at Kinfauns Drive.
The housebuilding firm believes the land presents “a significant brownfield development opportunity for regeneration and placemarking”.
Plans show a village green and play areas would be created as part of the project, which would also include some affordable housing. Existing woodland would be retained and enhanced by the developers, the application adds.
Keepmoat’s “overarching vision” is to “create a distinctive, well-connected residential community that responds to the character and setting of Drumchapel” while “providing new homes, high-quality public spaces and improved access to green infrastructure”.
LDRSThe 29.3 hectare site was previously used for post-war housing and educational facilities, including two schools, which have all been knocked down. It could now be used to provide 559 homes, with terraced, detached and semi-detached properties ranging from two to four bedrooms proposed. No flats are included in the plan.
Delivery of the project is expected to take around eight years. Some of the homes would be managed by a social landlord and made available as affordable housing while others are expected to be sold to an investor who will rent them privately.
A statement produced on behalf of the developers adds: “Homes are predominantly two‑storey and include detached, semi‑detached and terraced house types.
“The mix is intended to support the delivery of a family neighbourhood while also providing flexibility to respond to identified housing need.
“Provision is made for on‑site affordable housing which will be managed through a registered social landlord, alongside a defined proportion of private rented homes, managed by a private investor.
“Affordable and private rented units are intended to be delivered within early phases to support timely occupation and the establishment of a mixed community.”
A central area of public open space, to the south of Kinfauns Drive, would be designed to function as a village green. It would include planting, “informal” play opportunities and seating as well as integrated water management features like attenuation tanks.
Planners at the council are currently considering the application.
