Councillors will be asked to approve the next phase of a housing development in Elgin next week.
Barratt North Scotland are looking to build 148 homes at the Findrassie Myreside housing development to the north of the town.
The major development, a total of 111 houses offered on the open market with 37 affordable homes included, is recommended for approval.
The site extends to 7.24 hectares and the Sey Burn runs west to east along the north boundary, before joining the Loch Spynie Special Protection Area around 2.5 miles from the site.
Agricultural land sits to the the north of the site with new housing and housing currently under construction to the east and south east and an overhead electricity power line runs west-east though the area.
At the moment the site consists of grassland and a construction compound and stored material for the houses currently being built nearby.
No objection have been received in relation to the development.
The proposal is part of the wider Findrassie masterplan that includes up to 1,500 houses over a 100 hectare site.
As well as housing the masterplan includes shops, a community hub and primary school at the site adjacent to the A941 Elgin to Lossiemouth road.
However councillors deferred work on the school in January 2023 for a five year period.
And money for the project will be spent on an extension for Elgin High School.
The application will go before the planning committee on Tuesday, October 22.
