Police and fire crews were called to a property in West Banks Terrace in Wick around 1.20pm on Wednesday.
The blaze was extinguished by fire crews and the body of a man found inside.
Police said his next of kin are aware and the death is being treated as unexplained.
A Police Scotland spokesperson said: “Around 1.20pm on Wednesday, December 18, 2024, we were called to a report of a fire at a property in West Banks Terrace, Wick.
“The fire was extinguished by Scottish Fire and Rescue Service.
“The body of a man was found within and next of kin are aware.
“His death is being treated as unexplained and enquiries are ongoing to establish the full circumstances.”
Scottish Fire and Rescue Service (SFRS) Area Commander Michael Humphreys Local Senior Officer for Highland said: “We were alerted at 12.57pm on Wednesday to reports of a dwelling fire within a property on West Banks Terrace, Wick.
“Operations Control immediately mobilised the two closest appliances and firefighters worked to extinguish the fire.
“Sadly, one man was found to have passed away at the scene. Our thoughts remain with all those affected at this difficult time.
“A joint investigation between Police Scotland and SFRS will be carried out in due course.”
